Damp-proofing & Decay, Timber treatments: The Facts

  • There is no such service that is "FREE", do not be misled when requesting a survey or quote. Most contractors will offer a free survey or quote based on the assumption that they will be able to sell their services, some may even charge a nominal fee and still sell their services. The cost of this "Free Survey/Quote" is built into the cost of treatments, that may not be necessary
  • The most important part of a Surveying service is correctly, locating and identifying the problem or its source, in order to specify the correct remedy. It is important therefore that the Surveyor carrying out the works is an experienced qualified Surveyor
  • Most remedies required when rectifying dampness and decay are within the realms of a competent builder and not a "Specialist Contractor", who is likely to charge more than a Builder.

An Independent Surveyor has no commercial interest in selling you treatments or "Guaranteed" cures, only correctly identifying the source of the problem and how to correct the defect

"Movement, timber defects and dampness are, in their various forms, the three greatest potential threats to the structure of a building. Where evidence is found of any of these conditions, advice is given on what action should be taken. (Where a problem is judged to be serious, it might prove necessary for a separate, detailed examination to be undertaken - perhaps by specialists. For example, the foundations might have to be laid open to analyse the cause of some structural movement, or the full extent of timber rot might require further investigation.)" Extract from a Homebuyers Survey (RICS)

Dampness can take many different forms it can be rising damp, penetrating damp, atmospheric damp and condensation. If left unattended, dampness will lead to the eventual deterioration of the fabric of a building and possible decay by Wet Rot and Dry Rot.

Correct diagnosis of a damp problem is very important, there can be many sources of moisture ingress, and the main problem is often not always seen at first glance. In order that the source problem is correctly identified, it is important that the Surveyor carrying out the inspection is qualified and experienced.

In order to be able to solve the problem, and stop it returning, we need to know the cause.

Your property is the biggest single financial investment you will ever make... We all spend a lifetime paying for this single investment, we all spend further money refurbishing, renovating, updating, and redecorating our homes in order that our investment increases in value.

Most properties we purchase may have a hidden history, and may be quite old.  As indicated in your RICS (Royal Institute of Chartered Surveyors) report that you receive prior to embarking on this single investment; the two fundamental materials used in construction are timber and masonry (brickwork or stone). Both of these materials are susceptible to deterioration from dampness and decay.

It is important therefore that the person inspecting your property has experience and expertise in correctly diagnosing the various sources of damp entry.
"Surveying buildings is an art, verifying the cause of the failure is a science.  The surveyor's work involves a combination of both the art and the science" Malcolm Hollis
"Dampness can become an enemy when it invades our interior space, when it persists, when it spreads and damages our domestic fittings, finishes and furnishings, when it encourages the growth of moulds that threaten our health, and when it stimulates the spread of fungus and decay in the structure of our houses.
